Ahmedabad, 1 January 2025
In the year 2020, a survey of 4 thousand properties owned by the Municipal Corporation was conducted in Ahmedabad. It was announced that ownership rights will be given to the tenants. Apart from the traders, the Ahmedabad government has a total of 10 thousand plots. Which is worth billions of rupees. The average price per meter is Rs. 1 lakh in the city. If the price of 10 thousand miklats is estimated, then it can be from Rs. 25 thousand crores to 45 thousand crores.
A meeting of the City Planning Committee was held. In the meeting, the officials of the Property Department could not give details of the property of 7 divisions of the city.
There are 2734 shops without construction and premium which are given on annual or monthly rent. There are 147 plots where the land has been leased. Land, shops and property were leased to 1196 exiled Sindhi traders and families.
A total of 4077 ownership rights were declared by the state government in September 2020.
Chairman Pratish Mehta sought details of tenancy in properties located in various ward areas. When officials asked for details of the occupant and violation of condition, it could not be provided.
Officials were urged to provide those details as the meeting was held later.
Commercial properties were to be given on a 99-year lease in 2020. Out of which Rs. 500 crore was to be earned from rental income.
Khadi Committee Chairman Amul Bhatt said that there are more than 10 thousand properties. The tenant will be given a 99-year lease.
Rs 500 crore was to be added to the income by calculating the Jantri amount.
The Ahmedabad city government had sent a proposal to the state government in 2013. A proposal was sent to make rules for the sale of rental properties.
4835 commercial properties are allotted to migrants in 6 zones in the city. Properties given to other citizens are 10 thousand.
Tenants do not pay property tax. Rent is not recoverable as it includes tax. It was decided to rent out the properties on a 99-year lease.
It was decided to give 15 per cent rent of Jantri, which does not have a lease of 99 years.
At present the rent of the property is Rs. 5 to Rs. 15000. When it was decided to transfer the property in their name on paying two years’ rent, there was a lot of opposition. It was decided to charge 12 per cent interest on not paying rent.

Shops were to be sold at some famous places including Municipal Market on CG Marg, Fruit Market in Kalupur and Meat Market in Mirzapur. But no one bought these properties.
The price of these properties leased four decades ago ranges from Rs. 10 to Rs. 1,000 rent. Which is a big advantage for them. Because annually Rs. 5 to 10 thousand property tax will not have to be paid.
The rent was to be calculated at the rate of 15% of the Jantri twice. If not, those properties were to be taken over by the Ahmedawa government. But the BJP government was completely unable to do so.
4,000 shops, warehouses and land in the city have been leased to displaced people and other citizens.
The tenants also sought to buy these properties. After about 45 years, the government decided to allow leaseholders to legally become owners.
In 2013 the AMC made a policy to give ownership rights, which the government approved in 2020.
In August 2020, the state government announced a policy to regularize properties for a lease period of 99 years. In which properties leased for 30 years or more were to be regularized by calculating the construction cost with 30% of the Jantri rate.
Many people are not interested in buying as there are discounts on the way, sub-letting.

On 20 September 2022, it was decided to give the plots reserved for the public use of the people of Ahmedabad city to private builders.

Ahmedabad city is 2315 square kilometers. One square kilometer is equal to 10 lakh square meters of land. 2315 square kilometers make up 231 crore 50 lakh square meters of land. In this, 15 to 20 percent of land is sold. It means that if 10 percent of land is sold, then it becomes 23 crore 15 lakh square meters of land. Average per square meter is Rs. If we consider the current price, it is 50 thousand rupees. The current land becomes Rs 1,15,75,000 crore. The market value of the land is Rs 116 lakh crore. There has been a lot of corruption in selling this land. Also, selling the land taken from the farmers is really unethical. Which is the reason for the corruption in the land.
The land is acquired for public purpose and should be used for public purpose only.
